  1.      How do I submit a rental application and how long does the process take?
 
  To submit a rental application, go online to the property listing and click the icon that says “Apply Now”.  Make sure you fill out the necessary information, each party to the lease must pay the $25.00 non-refundable application fee and submit it to the leasing office. The application process typically takes less than a week but this time frame can vary based on how long references take on getting back to us.

   2.       Does each person who will be living in the apartment need to complete and submit an application?

  Yes, each person, 18 or older, who will be living in the apartment must complete an application and submit the required application fee.  Each person's qualifications will be considered when approving applications for an apartment.
  
  3.     What are applicants qualified based on?
 
  Applicants are qualified after an examination of their credit reports, conducting an eviction search, verifying income/employment, as well as checking current and previous landlord references.
  
  4.     What do I need to do before move in?
 
  Before you move in, our accounting department needs to have received the full first month's rent, along with security deposit and the funds need to have cleared our bank. Next, we set up a time to sign the lease and answer any questions you have and give you the information for utilities. Note that Eversource (800-662-7764) require a minimum of 3 business days to have the accounts transferred and activated into your name and D.F. Richard (603-742-4040) may require a deposit for propane service.
  
  5.     Who do I contact for a maintenance request?
 
  To submit a maintenance request, please call our office at (603) 659-2303. If you have an emergency after hours please call us at (603) 609-1741.
  
  6.     What qualifies as an emergency repair?
 
  After-hours emergency calls should be made anytime there is structural damage to the property or the occupant(s) is/are in danger. Instances such as fires, water leaks/flooding, no electricity, and temperatures in the unit below 50 degrees are all considered emergencies.
  
 7.     What happens if I pay rent late?
 
  Rent is due on the 1st of the month (regardless of the day of the week it falls on) and is considered late if it arrives after the 1st of the month. After the 3rd there is a $50.00 late fee assessed. If something comes up and you are going to be late, please let us know as soon as possible.   
  
 8.     Can I use my security deposit as last months rent?
 
  No. The security deposit will be returned within 30 days of move out, after the post move out inspection.  To expedite this process please make sure you have left us your forwarding address.
